Good morning, everyone, and thank you for joining us for the fourth installment of webinars by Miami Condo Investments. Today, I'm thrilled to welcome someone I've known for many years and a long time veteran selling luxury real estate here in Miami, Olga Monson, Director of Sales for the St. Regis Residences, Miami. Olga will be sharing a full project update, current availability and pricing, and some timely market insights on one of the most anticipated developments in the city. Olga, welcome. It's a pleasure have having you with us. Thank you so much. Great introduction. I appreciate it. Okay. Thank you and welcome. I'm I'm happy to speak to you about The St. Regis Residences, Miami. Sorry about the wait. Let's get into it. First and foremost, I would love to give you a little introduction of the brand, what St. Regis is. St. Regis is really synonymous with unparalleled luxury. St. Regis was founded in New York in nineteen o four by Astor family. And since then, they the brand has been a pinnacle of refined luxury, and that combines timeless elegance with modern sophistication. They are known around the world for delivering the most beautiful curated, lifestyle. And when people are purchasing in St. Regis, what they're really buying is not a home. They're buying a lifestyle. Right? They're aligning themselves with a brand that has over a 120 of hospitality experience. The brand that stands for heritage, exclusivity, and the world class service at that highest level of hospitality. This is what St. Regis is about, and I'm going to break it down for you what, your buyers get to experience in the building and why St. Regis is an incredible, purchase and opportunity, for your buyers. So let's start with the location of the project. We're located in South Brickell, as you can see here on the map. So it is still Brickell, but it is South Brickell. South Brickell is a historic area of Brickell. It is very different. The zoning is different here as well. It seems very residential here. When you drive down the street, which starts on the 15th Street right by Chateau ZZ, if you're familiar, and down to 25th Street, almost to the Rickenbacker Causeway, the street just feels different. It's a different vibe. It has century old beautiful oak trees creating a lot of shaded, walkways. You see people walking, jogging, people with kids. There's a really cute park across the street from us. So it's a very residential vibe. There's no commercial element on the street, on in South Brickell, so it tends to be very quiet and local kind of the traffic is only locals. There's no delivery trucks that you're gonna see here delivering, you know, all kinds of foods to the restaurant. So it's a very, very quiet location, but you are on the 18th Street. The address is 1809 Brickell, so you're just steps away from the main part of Brickell where all that action, that high density starts. So you were about and I walked it and I timed it. You're about eight minutes away from Chateau ZZ's for that wonderful happy hour or dinner. You are about fifteen minutes away, well, probably twenty minutes away from Brickell City Centre. So you're very close to all of the Eschinen Brickell, but you're in the quiet setting, and you're right on the water. Let me bring up the location, the site. The site itself is very special. We have 3.4 acres right on the water in South Brickell. This is something that you cannot replicate. I haven't seen the location being replicated because there's no other sites or buildings that you can terminate to put this kind of like a lot of similar sites together. So 3.4 acres is a big, big site, but we have very low density. It's only 152 residences in total, so you can imagine how exclusive and private this will feel. The the front, obviously, of the lot, you're overlooking the water. All our units are gonna have wonderful water views, and we'll talk about it. And then the entrance of the lot where you see a lot of green, I don't know if you do see my cursor kind of pointing out, we have these banyan trees that have been there for over a hundred years that create they almost create, like, a privacy curtain from the rest of Brickell. So that arrival experience is very nice. When you pull in, you kind of shade it from the rest of the world. Right at the entrance, you're gonna have a gatehouse, so that first level of security before you can pull in and and kind of proceed to the lobby. So the a lot of our buyers do love the fact that you have that extra layer of security, that not, you know, not everyone just pull in to the lobby and go straight in. So I think that's great. We'll talk we'll come back to the slide and we'll talk about the units, but, I want to show you a couple other things. The because of the large lot, we're creating almost a park like ground. So you're gonna have very lush landscaping around it, and we'll have a marina upfront. And I'll break it down for you everything you need to know about the marina, but this is how the building's gonna look. It is a unique site. I'm gonna go back just for a second so you can see in relation to the buildings next to us. When you are on the North Side Of St. Regis, so the North Side will be, this side. The Santa Maria Building is positioned, kind of slightly back, so there's no obstruction of the views from any of the units on the north side. Obviously, east is always unobstructed. On the south side, we have Brickell Place that has four towers. They're ranging from 19 to 21 stories. So you do clear them, around comfortably, I wanna say 19th Floor. You clear all of them. It's a large community. I don't anticipate anything happening, to the to this community. And you will have amazing clear views on the side if you were to have unobstructed views. You really want them 20th Floor and above. You cleared. Otherwise, it's a 100 and, 20 but a 100 to a 120 foot setback, so there the other building is pretty far away. Okay? Just wanted to point that out. Now let's talk about the team behind the building before we really go and break down the building itself and talk in detail about the amenities and services and all of it. So there is an incredible team that put this project together, starting with the architect, Ramza. Robert Amstern is a legendary architect. He's really an icon. He has designed a lot of buildings around Central Park. 220 Central Park is one, I think, of the most known ones where Ken Griffin purchased the unit for 238,000,000 couple years ago. It is one of the most expensive buildings ever built and ever sold. So he really has, an incredible way of designing this building. He's a genius of modern classical architecture. And as we go through the renderings, I'm gonna pine point some things for you. And this is his first building in Miami. So we get to have this incredible architect and be his first creation here in Miami, which is quite nice. When you are speaking to your clients, you do wanna mention, especially the ones from New York, Robert Amstern, I guarantee you, they all know who he is, and they admire and love his buildings. Rockwell Group is doing all of the interiors. Rockwell Group, been around for many years. They have offices in New York and LA and, Miami, and they're known for designing beautiful, spaces for, hospitality, for hotels, restaurants, as well as residential. They're really working hand in hand with St. Regis brand. To be able to brand this building, St. Regis, we have to follow, a certain number of rules and guidelines, and we have certain requirements that we have to fulfill, like, for example, the use of natural stone throughout the building. You're gonna see we have some of the most amazing stone here, lots of kinds of marble, travertine, just beautiful materials throughout is one of the requirements of St. Regis brand. And the design is spectacular. As we go through the renderings, I'm gonna point out some things for you as well. Enzo and Nea is doing, incredible job with landscaping. They're obviously maintaining what's here already. Those banyan trees have been here for over a hundred years. This is something, again, that you cannot replicate, the landscaping, the mature landscaping that's been on the property for one hundred years, and then what he's gonna do is he's gonna elevate, enhance that landscaping, and add on to it to create park like grounds. So very lush, very mature trees, beautiful landscaping, almost European looking landscaping. And of course, the amazing developers that we have here, Related Group and Entegra, Related has been around for over forty five years building, over a 100,000 condos, in Miami. So they're they're quite known, and, Integra is an incredible developer who was able to put this the whole lot together. They had the vision for this being something really landmark for Brickell, landmark for Miami, something spectacular. So we're working with two incredible developers here and, an amazing team who, put this project together. Now, what do we have to offer to the buyers? So remember, the the tower is is one tower. It's 50 stories. We have 152 residences in total. Two of them are gonna be on the pool deck. They're gonna be villas. We'll talk about them as well. We have 50,000 square feet of amenities. They're gonna be managed by St. Regis. St. Regis is gonna be a management company in the building, meaning the building will operate like a resort. Think of you living in a hotel, in St. Regis Hotel, and having access to all the services and the amenities of a hotel, this is what the lifestyle here is going to be. There's no hotel component here. We're actually one of very few branded buildings in, in Brickell that does not have a hotel component, so there's no transient crowd in here. This is very subtle crowd. Also, there's no short term rentals allowed. You can still rent here six months minimum, two times a year, but you cannot have transient again, you're not going to have transient people in here. And there are many, one of the pillars of St. Regis Hospitality is their incredible food and beverage offering, which we'll talk about. And who we offer in the building is an incredible food and beverage offering, which I think a lot of the buildings, even branded buildings, they're lacking, and that is very important for our buyers. Olga, Let's break you hear me? yes? Okay. I wanted to ask you, what year did St. Regis start putting together that I'm sorry. I can you repeat that? lot? How long like, how long did it take to compile that that lot, Yeah. that. development know that? they work they work on it. I I think it was almost a ten year, from start to finish. I heard that they had to relocate everyone from this building and basically build them another building to to relocate a lot of these residents. It was a very hard acquisition. and very, lengthy one. So, yeah, it was it was a long time. And I see that you we have you on video, which is great. Yes. Finally. Sorry sorry everyone for the technical difficulties. I'm not sure what was going on, but finally resolved. We're we're happy to to see you. Okay. So back to the building. We have, we're gonna break it down from the ground, going up. The first thing you see here, it's not the full, image of it, but you do have the marina. Buildings with a marina in in Miami, especially the new buildings, I should say. The new buildings are almost nonexistent. It's very hard to build a new marina. We have the marina that was grandfathered in. We're building, the new marina here, so you're gonna have between eight to 16 boat slips, which is not sure yet. We're in the permitting phase, but we're trying to make it as big as possible. You're also gonna have a pickup and drop off here that's gonna be a 100 foot dock, and your friends, your family can come. They can dock there. They can have lunch, and, you know, you can get picked up and drop off. The boat slips will be available for sale. We have not priced them out yet. Again, because we're in a permitting phase, we don't know how many we're getting. What I can tell you is the largest boat slip we'll have is about 90 foot, I guess, long. Right? And we'll have one that's 70 footer, but most of them are 35 to 50. Okay? So if you do have a client who might be interested in, in the marina spot, we'll have them for sale, and I'm happy to speak to you, more on that. Now next to the marina, where you're gonna see the first thing that you see here, this beautiful colony, this is where our restaurant is. Restaurant is. We actually partnered with Fabio Trabocchi, who's a, Michelin star chef, and he's overseeing the entire gastronomy experience in the building. So imagine having a Michelin star chef cooking your breakfast, lunch, dinner. And not only in the restaurant, you also have in room dining, full site dining. There's a cafe on the pool by the pool. We have three bars. All of the bars will serve, all of the cocktails as well as snacks and, light bites. So you have food and beverage throughout the entire building, which I think is so cool. Then you get to enjoy, you know, this incredible Michelin star level food. The arrival experience is very, very impressive. Once you go through that security access, you pull into this motor port, and you have this grand entrance, 25 foot ceilings. And this is a great example of what I was talking about, as far as the modern classical architecture. The building on the top is all glass. It looks like an ocean liner, was inspired by the ocean liner. It's a unique shape, beautiful. And then on the bottom, when you look at the bottom, it feels like, this cannot be Miami. This is it looks very timeless. It looks very classical. We're wrapping the entire podium of the building in this, polished concrete that is almost looking like a stone. There is a natural stone on the front that's gonna be polished. It's gonna be bright blue, so just a beautiful, beautiful design overall. So this is where your valet is. You do have self parking in the building, so the entrance to the self parking garage is just before you pull into the motor court, and you have minimum two parking spaces assigned with each unit. Obviously, the larger units, you can get more parking. If you're belaying, your friends and family, they will park here. We will have a house car, since we do have a car here, I have to mention it, That will take you within six mile radius, so you don't have to use that Uber if you don't want to. You can jump and get a ride, with a house car. As you enter the lobby, you're gonna have you're gonna be greeted here by your, front desk. You have twenty four seven, obviously, front desk, concierge service, a butler service that comes with every residence in here. The butler service is highly trained. The the butlers go through special training. It's, hours and hours and hours of continue continuous education throughout the year. Each year, they have to renew their kind of license with St. Regis, that they're, educated enough to provide this type of service. But this is St. Regis is all about service and the lifestyle, as I mentioned earlier. So the minute you walk through those doors, your buyers walk through those doors, the staff already knows everything about you. They're really trained to anticipate the need before it it it is even spoken. It's all about making your living here, enjoyable, making it art. Right? Like, you're enjoying every day here. So very grand space, but yet very intimate. You know, the spaces are grand, high ceilings, but they all always feel very cozy, very intimate. This is the seating area just before you get into your private elevators. Art deco inspired, I recommend you watch a video that we have, a great film that we made about all the finishes and all the teams speaking about all of the little details of the design. I really enjoy it. Art Deco design here, lots of bronze, lots of really, you know, cool marbles, as I mentioned, you know, very, very beautiful design. You have private elevators. It's four units per floor. Private elevator takes you up, and this is how it looks. If you proceed on the 1st Floor to the front of the building, you're gonna end up in this beautiful restaurant, and this is the first bar of three bars that we have in the building. The restaurant will serve, I believe, lunch and dinner. I don't know if breakfast will be included. Maybe on certain days, they will do breakfast as well. And you have also a chef's table here that you can reserve maybe for private events and happenings and birthdays. Once you go up, you get, on the 4th Floor, you have this beautiful Saint Regis spa. So this is a full service spa. Imagine you staying in the St. Regis Hotel. You have access to this full service spa that has a beauty salon, a nail salon, and then you have treatment rooms with their signature facials and massages. And besides that, there's steam and sauna. We have cold plunges in here as well. So the whole thermal circuit that they built, there's an ice fountain, there's a salt room, there's many spa amenities that are not rendered. We're in the works for that, but you have a beautiful full service that you get to enjoy with St. Regis Signature products. The gym is located right next to the spa on the same floor. It kind of wraps around the front of the building. It's designed by RightFit from New York. It's a company from New York. They work a lot with Anatomy Gym and Equinox, so it's not only looking beautiful, it's going to be, an incredible functional gym. Right? All of the equipment is state of the art. You have flosses curated for residents. We'll have yoga meditation room here as well, personal training on demand, nutritionists on demand, so it's all about health and wellness. My favorite amenity on this floor that also part of spa and fitness is this indoor lab pool. It's actually 75 feet long. You can do your laps in here, or maybe it's raining outside and you still wanna come, and enjoy the pool. So this is one of my favorite, I think, amenities in the building. Now when we go outside, we have two additional pools, two pool decks. The East pool deck, very intimate, really, nice, comfortable seating in here. This is we call it the Astor Pool. It's an infinity pool overlooking the water. You have your food service here. You want a drink. You want lunch. There's a cafe right, kind of behind. There's some cabanas on this floor as well. The cabanas will be right behind those trees. So it's a beautiful space to enjoy. You're gonna have your morning sun here. This is how the cabanas look. They're first come, first served. They're gorgeous. You can spend your whole day there. You will never wanna leave. And on the West Side, the beauty of our lot, is that it goes from the water to Brickell Avenue. And then, as you know, this part of Brickell, on the opposite side, not the water side, you have mid rises, low rises, single family homes. So there are no buildings on the West Side that will, shade the sun or, you know, look into your property, look into this pool deck so you have absolute privacy, and then you have sun all day long. So if you love sun, this is the place for you. There's a pickleball court here as well. Lots of cabanas. We also have a beautiful summer kitchen here. Maybe you wanna entertain outside. You can have a beautiful dinner set up here by your butler. And then there's a residential lounge that's, right next to the summer kitchen. On the same floor, we do have, another bar that's really cool. It's on the South, Northwest Corner, so you have a beautiful view there of Brickell. It is covered, so rain or shine. You can have a drink here. You can have a bite here. It's really nice. Some executive amenities. We have private meeting rooms. We have, conference rooms and, kind of co working spaces and amenities for the kids, and Regis loves kids and families. Our units are larger. You know, my smallest unit is about 2,600 square feet, so we anticipate some children in the building, and you have this beautiful area for all the kids, small kind of a little little ones here as well. And, there is this beautiful movie theater, which a lot of times is also used by the kids for all of those, movie nights. But it's beautiful. My favorite second favorite amenity, is our rituals. So what the developer did you're looking at the 31st Floor signature St. Regis bar. What the developer did, he took four units, and he combined them vertically, and he combined them horizontally to create this an incredible space, 25 foot ceilings on the 31st Floor with incredible water views. We call it Rachel's Floor because this is where they're going to do the Suraj of the Champagne, the very known St. Regis tradition, and, the afternoon tea. You can get together with your neighbors here and enjoy beautiful views, sunset, just an incredible incredible space. Large terrace on the front. All of the terraces, by the way, that are on the front of the building, they're gonna be at least 15 feet deep. Some of them are even deeper than that. But minimum is 15 deep. That gives you a lot of room to play around and to organize your outdoor living. Carolyn Esther's, afternoon tea room. The afternoon tea has been a tradition for over one hundred and twenty years. It was a tradition for of Carolyn Esther. She would get her socialite friends together, to gossip. This room can be used for, any sort of events, birthdays, special celebrations, or just for the afternoon tea. It's a beautiful space. And on the opposite side, you have a cognac room, a cozy space with a fireplace, with a poker table, and a billiard room. It's just very masculine, lots of beautiful millwork, darker color, color tones, beautiful space. To come and meet your neighbors, bring your friends, bring your maybe clients to impress them, it's a great space. And to wrap up all of the services, amenities, that are available to you in the building, one really cool amenity that we have, we have, so we have 16 guest suites in the building. Two of them are gonna be kept by the HOA, and the HOA will manage the rental of those. So if you have friends, family coming in town, you don't want them to stay with you in the unit, you can rent one of these. The other 14 are gonna be available for sale. So, again, we haven't priced them yet. We will price them soon. You do have to purchase a unit in the building in order to purchase a suite. You cannot just purchase a suite. That would be nice. I would be getting one. But these are great. They're 500 to 700 square feet, very functional. Our buyers, maybe they need an office, maybe they need a space to, they have frequent family members or the son who never left, you know, this is a great space, to have. Now let's talk about the residence as well. Before I move on to the residences, couple other things, that have to do with the lifestyle in the building. We talked about the house car. There's a yacht club that comes with the purchase of the unit, and it is available immediately. So our buyers get access to a fleet of 15 yachts, 220 foot yacht. They they will they can come and pick you up and drop you off. Otherwise, if you wanna use it now, typically, they go to the Coconut Girl Marina. You get one complimentary charter a year, and then you get super discounted rates, for other charters. So if you wanna charter a boat, you go through them, and they'll take care of everything for you. By the way, we will have a butler dedicated just to the marina. So whether you have a boat or not, you have friends coming with a boat, you'll have somebody responsible for the marina there. They will be managing it. They'll be taking care of all of you and your guests. So there's a dedicated service just for the marina. Okay? Besides the yacht club, we also have the beach club. The beach club is a W South Beach. W is a Marriott property, so is St. Regis, and that is part of the HOA. It's not for the first year. It's part of the HOA. As long as the owners, love it, want to use it, we keep it in the HOA. HOA is a dollar 90. I think of $2 just it's easier to remember. Right? There's so many, so much information. The other thing that we offer, of course, you're buying into married families. So the buyers, they get access to special residential owners platform. It's called Anvia. Once they log in, they get their credentials. Once they buy and they log in, they automatically get access to discounted rates, free upgrades, special events, special perks, all kinds of surprises that is only available for residential owners. They get a platinum tier and a Marriott, MONEY, program. So when they travel, they get special treatment. Right? It's all about them being happy and and, you know, every need being fulfilled. I think that's all from the amenities side and service side. We'll have how, house bikes. We'll have storage units. Those are the other things I wanna mention. Let's talk about the residences, the most important part. I will repeat that 50 stories, 152 residences in total, four units per floor. So this is a very boutique fore plate. Right? You have four private elevators, four units per floor. Every unit has water view. Trust me. I've shown it to buyers. Even the units that are on the Southwest Northwest Corner, I have the views to prove it. They all have spectacular water views. We are about 70 a little over 70% sold right now, but I still have a balanced inventory of two, three, four, five bedrooms and penthouses. Let's talk about the finishes before we get into the prices and floor plans. Finishes are gorgeous. We have a smaller showroom now. Our grand, big, beautiful showroom was demolished to make room for construction. We are currently in the construction, and I'll play a quick video for you, kind of a recap of what we've been doing. We just poured our first residential floor, which is the 6th Floor, And, we. are uh-huh. Olga, in the virtual background behind you, what floor is the pool deck there? On the virtual floor oh, that's the 5th Floor. That's the fifth. Okay. So he. has already reached that level. He has a one floor above that. Yeah. The way that they're building is, they're doing the tow so they haven't quite, for I'm sorry. It's a 3rd Floor because I'm on the East side. Yeah. It's a 3rd Floor. The fifth one is the back pull deck. They're doing the tower. They're just preparing to pour the the deck on the front and the deck in the back, but I think it should be done before the end of the year. When I play a video, you'll see they're building the core of the building. And. the video was filmed maybe, like, two weeks ago, so I think we're already on the 8th Floor. Wow. Yeah. Nice. I'll I'll tell you by, for sure, by February, we're gonna start putting glass on the building. So as we're, wow. building, we're. gonna glimpse the building, and I'm telling you, your buyers are gonna be calling you. They'll be like, what is that? What's happening there? But, yes. And you are all absolutely invited to to visit the sales gallery, and I can drive you to the construction site of right next door, and you can see in real time what's happening there. Coastal is doing construction. They're amazing. Our completion time is the '27. We plan to top off the end of next year and complete the building by the '27. So that's the timing on it. Okay? Right. As far as the finishes, we do have a model of the kitchen and the bathroom here. Kitchens are from Fagme Italia. Beautiful custom made Italian cabinetry in white oak. We will have another color available, like matte, kind of matte white. I have a sample here that I can show. So the buyers can choose between the the model, what we have here, white oak, or the white. We have several options of countertops available. What you're seeing is a travertine, which is I think a lot of our buyers really love the way the kitchen is in the sales gallery, and they're all going with it. But we do have several options of the countertops and the backsplash. We do have gas in the building, so all the stoves are gas. I for some clients, it's actually a deal breaker. They want gas in the building, so you you might wanna mention it to them. It's amazing to cook on gas. And as far as the flooring goes, we offer standard flooring. We have seven options of porcelain flooring. Some of the some of that flooring is in wood grain, so it looks like wood. Some of them look like travertine. So there's several options that you can pick from, or we have travertine and, three options of wood as an upgraded option as well. So many options to customize your unit, and really, you know, make it yours. No unit here will be, you know, like a cookie cutter, like, all the same. You'll have options to choose from, which is amazing. The bathrooms, they come pretty standard. You do have this beautiful travertine that David Rockwell picked up personally. It's beautiful travertine. It goes on the walls, on the floor. The vanities are also made with travertine as well as the sinks. We always have, regardless of size, you're gonna have his and hers vanity, his and hers water closet with total electric toilets. The mirrors are backlit, and they're medicine cabinets, so you have plenty of storage. The people love that. I think they really took this project, and they said, how can I build this to fit a primary user, right, somebody who's actually gonna leave here full time? So there's little things when I show it to buyers, they're like, oh, that makes sense. I love this. So I'm mentioning all the little details to you. Some of our floor plans will have floor to ceiling glass. I would say the easy way to remember this, all the ones facing the water, they will for sure have it. All the ones, like, on the east side or a and b line. The southwest northwest corner, some of them have floor to ceiling glass. It depends on the floor plan. The ones that don't have floor to ceiling, they'll have a beautiful slab of travertine, continuous slab, and then you have a really kind of beautiful wet room with, a freestanding tub and rain shower, just gorgeous design. There's another look at it. Now, of course, high ceilings throughout, close to 11 feet. They're like 10.6, 10.7. And we have some units, random floors, but we have some units with 12 foot ceilings, 13 foot ceilings, and several duplexes with 25 foot ceilings as well. So if you have a particular, kind of need for your client and they want a duplex, so they want I don't know. Maybe they're super tall. They want high ceilings. We have all of it. This is, Northeast Corner, so you're looking up a wrinkle in the water. All the terraces, as I mentioned, on the front are gonna be 50 feet, so that's something to keep in mind. The furniture does not come a lot of times people ask me if the furniture is included. Well, we'll work with a partner later on to put furniture packages together, but they come finished, not furnished. This is one of our combo units. We have floor plans here from 2,600 square feet all the way up to, 10,000 square feet. Okay? So there's everything in between. What I don't have, I don't have studios. I don't have one bedrooms. I don't have anything under 2,600 square feet except for guest suites. So that previous one was an a b combo. Right? Correct. Yes. This is the a b combo, which is typically about 7,300 square feet. It gives you the entire view east, and then you also get the south and the north, so the best of all worlds. It is gorgeous. It is it is a really beautiful unit. A lot of we've sold a few of them. People typically kind of down grading from a single family home look at this, and they said, well, it looks like a a great layout, almost like a single family home layout. It it truly is a spectacular unit. What would you say is selling better, the South Side or the North side? Like, typically the South Side sells better, but I think a lot of people like the North Side skyline view too. That's true. In our case, the Northeast Corner is considered the superior corner, and most people prefer that corner because Santa Maria, which is a building next door, Yes. It's so bad. back. So that view, you know, it's forever protected. I mean, you can be hundred, two hundred years from now. You know, all you have next to you is water. So that's the thing. The reason maybe has less to do with the view because the views are very similar, but more to do with, like, privacy and the fact that we'll never be another building on that side. The south side, the views are spectacular. Right? But, I think it's lower floors. There people are concerned, like, oh, I'm seeing that building, which is you know, we're in Brickell still. There's a very in Brickell, you have a building next to you everywhere. Like, we cannot, you know, be in the within the location where you don't have a neighbor. You're always gonna have some sort of neighbor. So I think the South Side is, people look at it and, like, I prefer to be in the North if I can afford it because it's priced very differently, and we'll talk about the pricing now, then they prefer the North Side over South Side. But for me, South Side, you're looking this is South Corner. You're looking straight into the water. Your living room, your dining room, your kitchen, everything is completely a compromise no matter what floor you're on. The units on the on the South Side are priced about 20%, 15 to 20% less than the North Side. For me, it's a no brainer. I mean, I would go with the South Side anytime just to be in the building and to have you still have a direct water view. It's only the bedrooms that you do see the building. It's 120 feet away. It's it's not that close. So and and Robert Ames Stern, it's hard to explain without you seeing the model here, but he rotated the building about 15 degrees to allow south exposure to be kind of wider towards the water, so So you're not looking directly south. You're kind of almost looking Southeast because of that slight rotation of the tower, and it's super visible here when you look at the tower, the model, you'll see it. Like, you can see it on this, site plan. Yeah. Right? So couple things. Now I wanna mention pricing, and I'll go through payment plan and and couple things really quick. So four units per floor. This is our typical layout. This is the north side. You see, cursor that I'm moving? Oh, no. No. No. No. Okay. So I've been pointing this whole time. Never mind. But okay. The north side is, where Santa Maria is, so it's upper side, but, on the upside. Those are the a line, and the c line. The c line is a Northwest corner. The a line will start at about 9,800,000.0, in comparison to the b line, which is the South side that starts at 8,200,000.0. Okay? So we're comparing low floors, almost kind of the same floors. The Southwest northwest corners, the Southwest is a two bedroom plus then easily convertible to a three bedroom. Those are starting at 6.1, and it's gonna be my entry point. Let me actually move on to the, slide with the water view. So this is obviously the a, and you see on the a side on the north side, you see all the water. Then there is a b, which is south side. You see the water plus the south side. This is the c, which is the northwest corner where Santa Maria is all the way still. You don't really like, you see it on the diagonal, but you you really is to the water. And then we have the d line, which if you're high enough, in my case, you're gonna be high enough. I don't have any low floors left. My lowest floor here on the d line on 2 Plus 10 is 26th Floor, and that's 6.1. So at that point, 26, you clear everything, and you see water very clear, no obstruction whatsoever. So 6.1 will get you a view that's very similar to this, and we'll get you 2,600 square feet. What is that? How many square feet? How many square feet? Yeah. I was asking how many square feet and okay. about $2,500 per square foot. I do have a few opportunities in the building starting at $1,900 per square foot. Our penthouses are gonna be about 4 thou 4,200 per square foot, but the average is 2,500. So I think that's, like, a good number to keep in your head knowing, like, if you do have a client looking for a particular size, you do the math and you see if I have anything for you. Right? Knowing that my smallest unit is 2,600. These are the floor plan. I I know we're running out of time a little bit, and and I don't wanna make it extra long, and, it's a lot of information. But I do wanna say, so the a and b, they're four bedrooms. Okay? So there are large four bedrooms where the front of the of the unit is gonna be your social area, your kitchen, your dining, and then you have the bedrooms with the master being thrown as away for privacy, and the master has this incredible, generous size bathroom, his and hers closets, like, really, really, really big. Well, in this case, it's just one closet for both, but a lot of our units have his and hers closet and just generous sizes. The closet, it's very small for me. I can read it here, but I know it's something like it's like a size of the bedroom, so it's pretty good. The b line is identical. Again, it's a four bedroom. The c line, I have several variations of the c line. I have, and some of them will vary in size, but they all pretty much, have the same layout, right, where the master's on one side, the other two bedrooms on the other side. It's a corner, so it wraps around. And I do have some virtual tours that I can share with you that will give you an idea of the view from some of these units. The d line is the smallest unit. So, again, this is the entry point. This is the d line. As you can see, the den can be converted to a bedroom, so it's an easy conversion, and it's a nice corner. The a b combo, I have three of them still, available. 14th Floor, 23rd, and the 30th. Spectacular unit. Spectacular for a big family. It's incredible asset. And this is how it looks. And then, of course, we have our Sky Villas, which will be two story, and I have a virtual tour of this unit that's great to share with clients. This is a great unit because you have almost 10,000 square feet. So it's not a penthouse, but it has that penthouse like feel, with 25 foot ceilings in the living room with a huge terrace, and it's just a spectacular unit. This one is priced around 25,000,000, but it is almost 10,000 square feet. So it's pretty. much a penthouse anywhere else. It is a a great, great unit. I really love that we have several of them available as well. And then we have our penthouses where we have one on the contract, and based on how that one goes, we might change, our layout because it used to be triplex, with a private rooftop with a pool. We might just go with a whole floor plus the rooftop. But either way, our upper penthouse will have the rooftop with a private pool with a summer kitchen with a jacuzzis, spectacular beautiful views, incredible, incredible finishes. So, they are priced I'll give you more of, like, a range, 45 to 47,000,000, and they're about 10,000 square feet each. So I have two upper penthouses, available. And another interesting this is the rooftop. Another interesting unit here is, a villa. So we have two, freestanding villas. They're actually four stories. The the 1st Floor, is going to be in the garage. So it's a garage within the garage. You have your private garage with storage maids quarters, and then you go up and you have three floors of living. And these are I haven't seen anything like this before. So you have a home within the St. Regis Condominium, and you have access to all of the services amenities of St. Regis, but you are kind of living in a home. It's about 8,000 square feet. It's gorgeous. We have two available. If you have any buyers for looking something like this, I mean, it's truly spectacular. And, hopefully, as soon as we pour, you know, that pool deck, we're able to go out there or maybe even take potential buyer there. I don't make any promises, but at some point, to see the view, because it's hard to picture what exactly you see from the villa. But it is it is those? there there again, the range is 32 to 35. Okay. Yeah. And finally finally, this is their of course, they have their private rooftop with a pool with a summer kitchen and all of that. Finally, couple things I'm gonna leave you with. Deposit structure, we're already on the contract. 30% of the purchase price is paid now, 10% at top off. That's next year, 60% at closing. And I do wanna play a quick video of Olga, quick sorry. Go ahead. quick question. Where are your buyers coming from? The buyers are all over. It's a San Luis is a global brand, so we're really, I'll tell you the only trend that's, like, visible is, of course, New York and Northeast in general. And we do have, a significant number of buyers from Brazil from early years and Mexico. Other than that, we have a buyer probably from every country in Europe, and, you know, many states, in The US. A lot of local buyers as well. That's definitely a trend. People upgrading. They love Brickell, you know, the upgrading from Santa Maria, from even some of the newer buildings that were just recently delivered that they, they were not quite happy. They want to, or they want more small square footage or they want this location. So there are people upgrading all over from, and and coming in here, to purchase kind of like an upgraded unit. Okay. Great. And then before you start the video, you were saying this video was was shot a while back. No. Right? This is actually, you're actually higher now? I wanna say about two weeks ago that they put this together. And we are building about a floor each week, so that's why I think there's more progress. now than what you see on the video. Unfortunately, we cannot mute the sound, so I cannot talk over it. But, it's a great video, and I will. Right. Pretty quick. we can share it with you if you wanna show it to your clients. That you. can share with your potential clients. It's upended, and it shows a little bit of progress and a little info on the on the building. And I invite you to come and visit and see, you know, the St. Regis site and the sales gallery, which is really beautiful. Lucas, thank you for the opportunity. Let me know if there are any questions that we can answer for you. Yeah. If anybody has any questions, drop it in the chat or in the q and a before we go. So, Olga, you said closing end of 2027? That's. when delivery is anticipated? Okay. Yes. Great. Okay. Well, thank you very much. Thank you for taking time out of your busy schedule to share with everyone what, all about St. Regis. It's I was blown away. I mean, I I know the project very well, but probably at least 30% of those renderings had never seen before. Oh, Now those are like, wow. Like, gorgeous. That's why it's always good to come over and over again. You learn something new every. day. You get inspired, and you just go and get that buyer. For sure. Great. Well, thank you again. It's. my pleasure. care. Take, everyone. care. Thank you for joining.
